Exceeding Expectations: The Riverfront Puts Harbour View on the Map                                 

 

The Riverfront at Harbour View, a waterfront development in Hampton Roads, VA, developed by East West Communities, helped put Harbour View on the map back in 2000. The following article is an article that appeared in SUFFOLK LIVING, a magazine produced by The Suffolk News Herald, (Res Spears, Editor).
 
The Riverfront at Harbour View, which spreads across two miles in North Suffolk, seems as much resort as neighborhood. The community offers its residents a plethora of amenities, including two pools, an 18 hole golf course, a Residents' Clubhouse, several waterfront parks, two tennis and volleyball courts, a lakefront amphitheater, and waterside walking paths. 
 
Branch Lawson, the President of East West Communities, Hampton Roads, the developer of The Riverfront, said the community has exceeded the expectations the group had when construction began in the year 2000. “I think we’ve exceeded our goals,” he said.  “It’s been a very successful and fulfilling effort. It’s been just the type of community and lifestyle creation we could have only hoped for when we started.” 
When the group purchased the land in 1999, East West wanted to build a community with a variety of home types and services. “We first and foremost try to amenitize the community with as many good diverse amenities as we can that will be attractive to the buying public.” Lawson said. 
“Because of the land’s prime location in Hampton Roads” he said, “East West wanted to ensure the development would exceed people’s expectations.” 
 
“We recognized it as a property that was truly in the heart of Hampton Roads, both geographically and from a transportation prospective,” Lawson said. “We went into it with big hopes and dreams.” 
 


Prior to developing The Riverfront, East West developed Gatling Pointe near Smithfield, but the company had been mostly Richmond-based up until that point.
 
East West Senior Vice-President Mark Edwards said he thinks creating Gatling Pointe, which includes over 500 homes, gave the company extra confidence going into The Riverfront at Harbour View. 
 
“Because of the quality of community we did at Gatling Pointe, it really helped us land The Riverfront property” he said. Although the group purchased the land for The Riverfront in 1999, East West had shown interest in North Suffolk even before that.
 
Lawson said they wanted to develop the entire area that became Harbour View and had contacted the company selling land for development. Prior to the ‘80s, the property was mostly farmland, but Chicago Bridge and Iron purchased it in the mid-‘70s, hoping to develop an oil refinery during the oil embargo. But a slow permitting process, coupled with local opposition, stalled the process, and the oil crisis ended before the company could break ground. The land remained vacant for years, and in the ‘80s the company began shopping it for development.
 
“We had been in touch with them to buy the land”, Lawson said. “We loved the location and loved the water accessibility”. 
 
But Goodman Segar Hogan finally bought the property and earned the right to develop it.  More than 10 years later, though, East West got another shot at a portion of the property when it was asked to finish the golf course communities.

Construction started on The Riverfront in 2000, and although this was East West’s second Hampton Roads community, it was to be different than all the company’s other developments.
 
 
 
“It’s the only golf community we have developed (in Hampton Roads),” Edwards said. "The Golf course provides natural separation between the neighborhoods within the community and it offers scenic views." The first homes were completed in April 2000.  A year later, the new community welcomed more than 100,000 people to its first “Home-a-rama”. “That helped tremendously with awareness and putting the community on the map” Edwards said. “Before that, people didn’t know what The Riverfront was about and thought Suffolk was too far. Homerama put it on the map, and a lot of people came there for the first time.” 
 
(Article update: Ten years later, The Riverfront once again hosted Homearama in 2011, which featured nine homes on Shelter Cove Court. Over 80,000 attended the Tidewater Builders Association event.) 
 
 
Edwards said The Riverfront has room for approximately 1200 homes, and more than 1000 have been built since 2000. Homes in the community range in size from one-bedroom condos to sprawling mansions and are priced from the mid-$100,000s to in the millions. 
 
“I think it brings in a total cross section of the population and all different age groups.” Lawson said. “I think the diversity of age ranges and family mixes makes for a very exciting community, and I think it makes it a more desirable community”.
 
Lawson echoed Edwards’ accolades for both The Riverfront and for Harbour View. “I would give the entire Harbour View area an “A” for how it has developed,” he said. “We’ve been very proud to be associated with working in this community and we think the whole area has exceeded expectations.”

What are the Top 10 Trends in New Homes Today?

If you haven’t been shopping for a new home lately, like in maybe over 5 years or so, you might be surprised in some of the hot, new trends that homebuyers are finding in a brand new home today. As the old saying goes, if the homebuilder is building the same old floor plan for at least five years, then it’s time for a change.

At several of our East West Communities like Founders Pointe, you can tour a dozen new homes under construction, six are already under contract, and six are being built for sale. You’ll see some of the recent changes in new home design that reflect the changing needs and wants in today’s homebuilding industry.

1. Kitchens with larger center islands, more emphasis on more granite counter space, more energy efficient appliances. More floor plans are featuring a floating island connecting to a larger grand room- the old family room is looking like more of a “great room”. The islands are often a different color and wood and resemble an old piece of furniture, also positioned closer to the Grand Room where families can connect easier. Bench seating is often found along the breakfast room window area to create a warm, inviting place to eat. Builders are also including unique pendant lighting and smaller chandeliers. Shelves and extra storage is also finding the ends of cabinets and the backside of the island.

2. Drop zones- Drop zone areas are usually found between the Kitchen, utility Room, and the garage door- making it easy to catch the clutter the moment it enters the home. It also becomes a convenient area to charge your cell phone, usually features mudroom seating, cubbies, and nooks – all helping make a house feel more like a home. Homebuyers today are responding well to this new "old" feature.



3. Pocket Offices. Builders are finding practical spaces throughout the home to outfit for a home office. Pocket offices don’t have to be big spaces, and they usually feature built-in desks and shelving. It can be an alcove or convenient niche near the kitchen or located in a transition space off the upstairs hallway. Often, the smallest bedroom upstairs is customized and setup as a home office. Flex spaces are very popular and often found on the second level and are being used for multiple uses.

4. Enhanced Outdoor Living Spaces. “Outdoor Rooms” are the new FAMILY RETREAT. There’s an increased interest in entertaining friends and family at home. Outdoor living spaces with fireplaces and outdoor cooking are usually located off a back porch or patio. Builders are incorporating outdoor spaces with the overall home design by placing a fire pit or fireplace connecting to the pation or porch area- accented with bench seating and planter boxes. The yard and garden become a part of the floor plan when sliding glass doors lead to patios and decks. “Outdoor rooms" may even include kitchens with sophisticated sinks and grills.

5. More Casual Living- There’s been a trendrecently for less formal living. Homebuyers, for years, have been transforming old floor plans into how they want to live. For example, take the typical two-story Traditional house plan- Families have been retrofitting the dedicated living room into an office or study. Builders have finally caught on- that space has now been taken away from the front of the home and added to the back of the home where you actually live.



6. Home for Entertainment- The media rooms don’t have to be a huge room anymore. Home designers have paid attention to how people live. Just take a well appointed gathering place with comfortable furniture, a place for technology, and home entertainment centers- a place for the whole family to enjoy. The room can be an open room upstairs, a bonus room over the garage, or an extra bedroom. Builders will sometimes stage these rooms for a Children’s Retreat or a Family Entertainment Center.

7. Multi-generational Rooms. The country’s leading new home designer, Frank Betz Associates, Inc, has it figured out. More and more families are living in the same home and builders have requested more floor plans for their customers that caters to this growing demographic. In today’s economy, many young adults have returned to their family’s home and they’re interested in having their own space. With more families taking care of an older family member, they’re also looking for better living arrangements on the main floor. Builders are starting to feature new homes with a separate “multi-generational suite”. This redraw of an older plan shows how you can enhance a guest bedroom on the first floor.


8. Energy Efficiency. New homes built today are built at a higher standard than homes built even five years ago. Some of the options homebuyers are interested in are geothermal heating systems, LED bulbs, tank-less water heaters, Techshield roofing material, foam insulation, and solar energy. We’re seeing homes built with a much tighter construction. Sasser Construction recently reported at a Hampton Roads REALTORS Association seminar that their new homes built today are around 30% more efficient than one built just 5 years ago. Today’s technology allows the builders to test their homes better- i.e. moisture meters, thermal imaging, & duct blasters. Other energy efficient measures are:
  • Programmable digital thermostats, LED and halogen bulbs
  • Caulked and sealed openings, Thermo-shield sealed and insulated voids.
  • Mastic duct, duct blaster or visual inspection, properly sized and designed duct system
  • HVAC systems- Higher minimum SEER and AFUE ratings
  • Low water usage devices – toilets, faucets, irrigation
  • Homes are also constructed at higher standards for better support and structure – all homes built today must be designed to resist racking, heavy wind uplift and attachment failures
9. Curb Appeal Matters! Homebuyers today are also tired of the same old “cutter cutter” neighborhood look. If they’re going to make a move into a new home, they want a neighborhood with more character and everlasting quality- that includes the exteriors of homes and the overall streetscape. Craftsman and Coastal Cottage style homes are often featured in new home communities like Founders Pointe and The Riverfront. Distinctive architectural guidelines help shape new home communities and helps with the overall sense of community. Homebuyers are pickier than they were ten years ago and they’re interested in exteriors that offer character and a more classic, timeless feeling. Detailed front gables, deep front porches and porticos help give a feeling of warmth and is reminiscent of older homes from the past – giving a feeling of comfort and quality.



10. Where You Live is as Important as How You Live. Today's consumers consider the importance of lifestyle and community over their perfect home, says a 2013 survey from Better Homes and Gardens Real Estate. The survey shows that most new home buyers are willing to sacrifice square footage to live in a better neighborhood with easy access to amenities such as schools and entertainment. This helps explains the sales success in a planned community like Founders Pointe and The Riverfront at Harbour View where many homebuyers have felt comfortable buying a quality, custom home in recent years. Pocket parks, walking trails, resort-style swimming pools and clubhouses are all a part of the whole attraction in this communities. Homebuyers today are paying as much attention to where the home is located as to what's included their new home.

 East West Communities Celebrating 25 Years of Building “Hampton Roads' Best Places to Live and Play” and 40th Year in Virginia 

 
Virginia-based developer East West Communities is pleased to announce and celebrate 25 years of creating resort-style planned communities in the Hampton Roads area. East West is also celebrating its 40th year of developing quality neighborhoods in Virginia and five other states. 
 
The company’s mission has been to offer the ultimate recreational lifestyle for its residents with environmental sensitivity and innovative housing designs. East West has developed 25 communities with over 20,000 residents along the East Coast—with six communities in the Hampton Roads area:

According to Lawson, another cornerstone to the success of East West Communities has been hiring experienced specialists in diverse disciplines. This Virginia success story all started in the early 1970s, when Sea Pines Company on Hilton Head Island bought several thousand acres of land and began developing Brandermill. In 1977, this 2,600-acre community was named “The Best Planned Community in America” by the National Association of Homebuilders and Better Homes & Gardens magazine. Then in the 1980s, the company expanded and developed the 1,400-acre Woodlake community that was chosen “Best Community in the U.S.” by the 14,000 member Urban Land Institute.

1973 Sea Pines Company purchased 2,600-acres of land surrounding a 1,700-acre
lake/reservoir in Richmond, VA, and began developing Brandermill, a planned
community which would become home to 15,000 people living in 4,500 homes
with amenities, offices, retail, churches, and schools. 
 
1977 Brandermill was named “Best Planned Community” in America by Better
Homes and Gardens magazine and the National Association of Home Builders. 
 
1984 Development began on the 3,300-home Woodlake community in Richmond,
VA, later chosen “Best Community in America” by the 14,000 member Urban
Land Institute.
 
1987 EWC purchases Rivers Bend property and develops a riverfront, golf course
community in Chester, VA, with 711 lots. 
 
1988 EWC expands to Hampton Roads, VA. Gatling Pointe (266 lots) opens in Smithfield – a waterfront community with a Yacht Club and Marina. 
 
1990 Eagle Harbor in Jacksonville, FL, the first to use Community District
Development Financing for 3,000 homes. 
 
 
 
1993  Gatling Pointe South – a waterfront community with 254 lots in Smithfield, VA – opens with the Parade of Homes winning the Gold Award from the National Association of Home Builders for the "Best Home Show" in America in 1993 with over 55,000 visitors and feature articles in Southern Living magazine.
 
1997 EWC begins development on Hampton Park, a 750 home community in
Chesterfield County, Virginia. 
 
2000 The Riverfront at Harbour View, a 1,100-home waterfront, golf course
community overlooks the Nansemond and James Rivers in Suffolk, VA, opens. 
 
2000 Windsong, a community of 300 homes in old Winter Park outside Orlando, FL,
surrounding 3 lakes. 
 
2001 The Riverfront at Harbour View, Suffolk, VA, hosts the Tidewater Builders
Association’s Homearama featuring 17 homes and attracting the largest
attendance ever with more than 105,000 visitors. 
 
2001 Riverwatch on the Piankatank River, a small community of 89 large lots in
Gloucester, VA.
 
2002 The Lofts at Cary Place, a downtown Richmond, VA, urban-renewal project. 
 
2003 Eagle Harbor in Isle of Wight County, VA – a 567-acre community with a vast
array of amenities and 1,500 homes, condominiums, and apartments. 
 
 
2004 Eagle Landing, 1,300-lot golf course community in Jacksonville, FL 
 
2005 Founders Pointe, a waterfront community with 319 lots in Isle of Wight County,
VA, opens offering 325 acres overlooking Batten Bay and the James River.
 
2006 Patriots Landing in New Kent, outside Richmond, VA, zoned for 564 lots. 
 
2007 The Townes at Cary Place in downtown Richmond, VA, in the Fan district. 
 
2007 The Riverfront at Harbour View is the first community to be inducted in the
Tidewater Builders Association’s Community Hall of Fame, making it the most
awarded community in Hampton Roads’ history. 
 
 
2008 Eagles Trace, a community of 250 homes in Greensboro, NC. 
 
2009 Forest Creek, 106-lot neighborhood in Elon, NC. 
 
2010 Founders Pointe opens new waterfront section and hosts the first-ever Spring
Homearama in Hampton Roads.
 
 
 
2011 Liberty Ridge, a 600-acre community of 139 three plus-acre lots, with the first
phase of 28 lots, first model home opens in Williamsburg, VA. 
 
2011 Pinckney Retreat, a 77-lot community in Beaufort, SC. 
 
2012 Brookcreek Crossing, a neighborhood in Midlothian, VA, with townhouses,
single family homes, and apartments. 
 
2013 EWC purchases Hallsley, a unique community which will have 700
architecturally distinctive homes in Midlothian, VA. EWC is developing the
remaining 600 lots and a resort-like amenity complex.
2013 EWC records three new sections in Founders Pointe, two of which overlooks Batten Bay and the James River. New models and new builders are not actively constructing fifteen new homes in the fall of 2013.
